Project Details

As part of Puccino’s ever-expanding franchisee programme, a successful bid was accepted for Puccino’s to open a new store at the station. The store is located within the waiting area of platforms 1 and 2, directly next to the train lines. As a main commuter line into London and to the South Coast, the station experiences a heavy footfall. A demanding project with many safety requirements at the railway station lay ahead for Vanguard.

The access to the station was very limited, so site work began by erecting hoarding within the waiting room giving keypad access to contractors only. Enabling works entailed the removal of the previous tenant’s joinery and fittings including all the electrical and mechanical services.

On the first day on site, we were joined by the railway’s Health and Safety Officer in an unannounced visit. After the officer made a full site inspection and review of all Vanguard’s documentation, a clean bill of health was given for the work to proceed.

Due to the tight physical constraints, flooring would be the first main task to begin the fit out, closely followed by all units fitted onto the newly installed floors. As the site consisted of glazing on both sides and the old internal dark green frames did not suit the branding colours and design, they were promptly resprayed out of hours to a more suitable white. Spray works continued with Puccino’s deep blue branding colour being applied to the roller shutters to match the intended illuminated signage on the front of the store. Commencement of the first fix mechanical and electrical works continued throughout week two, whilst previously measured solid surfaces for the site were being manufactured.

Decoration of walls and ceilings, closely followed by the start of electrical fixes, external graphics, signage and general joinery items took place during week three.

In the final week, the first delivery saw the installation of the templated solid surfaces, enabling wall finishes and the final fix of mechanical and electrical elements. Deliveries of fridges, freezers, a multideck chiller cabinet and other client-related goods proved a challenge to move through the station, even during out of hours times and away from the thousands of daily commuters.

With the final joinery items installed, a full contract clean was undertaken, followed by the removal of the hoarding. This then revealed the first glimpses of the new store in the waiting room, ready for handover.

This was a demanding project due to the delivery and site constraints, but it was equally very rewarding for the team to complete on time and within budget.
